Clear expectations

Service Boundaries

Pine & Shore provides practical, owner-directed property support. These boundaries explain what our services are—and what they are not—so everyone starts with the same expectations.

Home-watch visits are observational

Our visits are visual, non-invasive checks of the areas and items included in the written service plan. We document what appears normal, what appears different, and anything that may deserve attention at the time of the visit.

A home-watch visit is not a licensed home inspection, engineering assessment, environmental inspection, insurance inspection, code inspection, appraisal, or warranty. We cannot identify hidden conditions inside walls, beneath floors, underground, or in areas that are inaccessible or outside the agreed checklist.

You remain in control

The property owner decides what work may be performed, who may perform it, and how much may be spent. Pine & Shore does not authorize repairs or incur expenses without the owner’s approval except when a written service agreement provides specific emergency authority.

If we observe a possible concern, our role is to document it, communicate clearly, and help carry out the next step the owner authorizes.

Vendor access and owner representation

When authorized, we may provide property access, meet a contractor or service provider, share owner-approved instructions, take useful photographs, and report what occurred during the appointment.

Independent vendors are not employees or agents of Pine & Shore. Unless separately agreed in writing, we do not select vendors on the owner’s behalf, guarantee their work, control their methods, provide construction supervision, or act as a general contractor. The owner remains responsible for approving estimates, contracts, repairs, and payments to vendors.

We do not perform licensed trade work

Pine & Shore does not perform electrical, plumbing, HVAC, structural, roofing, pest-control, mold-remediation, security, or other work that requires a professional or trade license. When that type of work may be needed, the owner may authorize an appropriately qualified provider.

Not security or alarm monitoring

Our services do not replace locks, cameras, alarm systems, fire monitoring, police, emergency services, or insurance. Visits occur only at the agreed times and do not provide continuous surveillance or guarantee that trespass, theft, vandalism, fire, water damage, or another loss will be prevented.

Weather and seasonal conditions

Northern Michigan weather can affect travel, roads, utilities, structures, trees, docks, and access to a property. We make reasonable efforts to complete scheduled or requested visits safely, but timing may be affected by road conditions, weather, closures, power outages, or unsafe access.

Storm checks and seasonal services reduce uncertainty; they do not guarantee that weather-related damage, freezing, flooding, fallen trees, utility failures, or other losses will be prevented.

Family property support is property support

When assisting a family with a parent’s or relative’s home, our role remains limited to the property. Pine & Shore does not provide caregiving, medical services, transportation, medication management, personal welfare checks, financial management, guardianship, or emergency response for an individual.

If there is an immediate concern for a person’s health or safety, contact 911 or the appropriate local emergency service.

Property management and real-estate services

Unless expressly covered by a separate written agreement and legally permitted, Pine & Shore does not provide tenant placement, leasing, rent collection, eviction services, real-estate brokerage, or other regulated property-management services.

Access, hazards, and animals

Owners are responsible for providing lawful access and disclosing known hazards, security procedures, occupancy, pets, firearms, environmental concerns, unsafe structures, or other conditions that could affect a visit. We may postpone or stop a visit when conditions appear unsafe.

Reports and photographs

Reports and photographs describe conditions that were reasonably observable during a particular visit. They are intended to keep the owner informed, not to certify the condition or future performance of the property, its systems, or work performed by another provider.

Written service plan controls

Services, visit frequency, checklist items, contacts, spending limits, emergency authority, fees, and property-specific instructions will be agreed in writing. This page provides general boundaries. If it differs from a signed service agreement, the signed agreement controls.
